We are out of Room! Time to move to a larger Western MA home?

Are you “Movin on Up”?

Sometimes transitions in home ownership can mean upsizing.  Maybe you are a young couple with a baby on the way.  Perhaps you are a single parent who is remarrying someone who also has children.  Maybe you make a lot more money than when you first started your home ownership journey and are ready for something a bit bigger.

There are many reasons why you may want a larger home in Western Massachusetts, but you need a strategy before you begin.

The first thing to consider is what your current home is worth.  You should start by inviting a trusted and experienced REALTOR in your area of Western MA to come in and give you a FREE market analysis.  The real estate agent should explain comparable sales, other homes on the market, market trends and realistic pricing strategies.

Another step you can take, especially if there are few recent sales, is to hire a professional appraiser to give your their assessment.  This will cost you a few hundred dollars, but proper pricing of your home is the most essential component.  Additionally, if you hire me, Lesley Lambert of Park Square Realty, I will reimburse your appraisal expense up to $400 at the time of closing!

Once you have the price range pinpointed, you will want to discuss at length with your Western MA real estate agent what your time lines are and be prepared to assist your agent in whatever recommendations they make.

The next step before getting ready to buy a larger home is to meet with your Western Massachusetts loan officer to discuss your mortgage options.  Do you have to sell one (or more) properties in order to purchase the larger home?  Can you afford to purchase at the same time as you sell?  Is there a bridge loan that will help make the transfer easier?  Your loan officer can answer all of these and more.
